Space Lift believes that its prices should reflect the value which its clients place on the services and aims to save clients unnecessary expense and time. Selling or developing property is expensive and too often Space Lift witnesses mistakes, false economies or over capitalization which proves costly to owners. Whatever your budget the amount of money you spend on getting your property ready for sale will be a fraction of the value of your property and the returns are worth it.
Home Sellers
Space Lift offers home sellers two basic advice packages
- An On-site Consultation and Personal Briefing - $225.00
This service involves a detailed on-site review of the property which usually lasts 2-3 hours. Property owners accompany Space Lift throughout the property at which time we will discuss with you our ideas and suggestions to improve the chances of sale, tips for staging the home, creative solutions to problems discussed, budget priorities and savings identified, recommendations for furniture layout and accessorising established, advice about de-cluttering and economical action plans for repairs or maintenance. Photographs of the property may be taken should the owners at the end of the consultation require a written report to be provided.
- An On-site Consultation and Written Report - $375
This is a more in-depth service and involves photographing each part of your house and preparing a detailed assessment of every internal and external space and the best ways to maximise your sale price for the least cost.
This service includes the preparation of a detailed Home Staging Action Plan which itemizes, space or room by room the full list of recommendations and priorities taking account of the owners stated budget. The report covers a wide range of issues including allocation of rooms, essential renovations or repairs, furniture layout, decoration, accessories and much more.
In addition to Space Lift offers a service to assist Home Sellers with the final touches prior to inspections or open homes – and this service is charged at an hourly fee of $65.
Space Lift also offers a Furniture and Accessory Hire service for those home owners needing either the special pieces or fully coordinated room or whole house settings. (see Furniture Hire). The hire services are quoted on a request basis and vary in cost depending on specific pieces required and length of hire etc.
Property Developers
One of the main areas where property development profits are eaten away, is when a property is on the market for a long period of time. If this happens it is likely to be reducing profits in several ways.
The first is fees and interest payments. If your project is financed, every week the property stays on the market is costing you money.
The second impact of not selling quickly is the increasing prospect of being forced to drop the price. After a property has remained on the market for a long period of time it is likely that the potential purchasers watching the market will believe that the home/apartment hasn’t sold as a result of something being wrong with the property or it must be over priced. There are times when this is the case. However the most common issue, is that nobody has fallen in love with the property, enough to part with their cash.
Space Lift offers Property Developers a range of services including interior advice and furniture and accessory hire services (see Property Development ) and has developed a number of packages which reflect the level of on-going service arrangements and the achievement of commercial objectives.
Four servicing and billing options have been developed for Property Developers and these are summarized below.
- A standard fee for service model with discounts for longer furniture and accessory hire periods
- A monthly retainer to cover all advice and labour in property staging with a preferential furniture hire rate.
- A fixed all inclusive price per property for property staging and furniture and accessory hire.
- A reduced fix price with a performance bonus when the property sells quickly.
In discussion with Property Developers, Space Lift will identify the appropriate package and submit a costed proposal.
Through experience Space Lift has demonstrated its cost effectiveness in a range of property development scenarios which require different levels of service from Space Lift. The total fees for Property Development projects generally range from between 0.3% to 2.17% of the estimated market value of the property, based upon the services required.
Space Lift firmly believes, that based upon its experience and knowledge, the appropriate design, interior fit out and presentation can make a difference in the price achieved by around 10%, and in some cases much more. Combined with a reduced time to sell and the ability to free up the Developer’s time and capital to concentrate on other areas of the business or opportunities, an investment of around 2% of the property value through Space Lift is expected to return at least 300% on this investment.
Business Owners
Space Lift offers a range of interior and exterior advice services for business owners. These services are highly customized and coordinated around the brand image which the business wishes to portray to its clients and business associates. In addition Space Lift makes an assessment of the presentation and design options which achieve the desired responses from customers and the commercial objectives of the business.
Each commercial makeover or face lift is unique and requires extensive consultations, discussion and site observation.
Space Lift offers its services to business owners on an hourly fee basis however fixed price quotes are available should a business wish to engage Space Lift to prepare a written report on its presentation options.
